Rental housing nearby industrial parks in high demand again
BAC GIANG- Due to impact of the Covid-19 pandemic, a number of companies had to downsize employees from 2021 to 2024, thus room rental service in northern province of Bac Giang had declined. Facing pressure to pay bank interest from the loans to build houses for rent, many households had to sell their real estates to pay the debts. However, this service has been in high demand again since mid- 2024.
Acting as workers finding rooms for rent, we got to many residential groups in some wards of Viet Yen township such as Nenh, Van Trung and Quang Chau to look for a room. We even asked our acquaintances for help but we still failed to find a vacant room.

According to Nguyen Van Quy, Vice Chairman of the people's committee of Van Trung ward, the ward is home to more than 500 households engaged in the rental housing business with nearly 20,000 rooms for rent.
Since mid-2024, the rental business in the locality has been normalized when almost all of rooms have been rented. The remaining vacant rooms are mainly older and smaller without inside- bathrooms or those temporarily unoccupied when tenants had moved out.
In some wards nearby the industrial parks and clusters in Bac Giang city, the demand for rental rooms has become higher.
There are 500 rental houses in Noi Hoang wards with nearly 4,600 rooms. Since 2024, the number of workers renting rooms is increasing when the occupancy rate reaches nearly 90 percent, according to Duong Van Tho, Chairman of Noi Hoang ward people’s committee.
The rental housing service is attracting tenants this time because more enterprises are investing in the province while other companies and factories in the locality have recovered after the pandemic, resuming their usual activities, gaining more orders and employing more workers.
When the number of tenants increases, rental prices also become higher. Previously, the rental prices ranged from 600,000 to 700,000 VND (23-27 USD) per room each month depending on the room types, but the prices increase by some hundreds of thousands dong for each room now.
The prices for wider and more convenient rooms even reach 2 to 3 million VND (77.6 to 114.5 USD) per month.
Despite higher rental prices, some localities cannot meet the demand, especially in wards adjacent to the industrial parks in Viet Yen township.
According to the statistics by competent authorities, there are about 4,500 houses for rent in the entire province, which are mainly in Viet Yen township and Bac Giang city.
Particularly, there are about 3,400 engaged households in Viet Yen township with over 62,000 rooms for rent, most of which are located in the wards nearby the industrial parks such as Nenh, Van Trung, Quang Chau and Tang Tien.
When the rental housing service recovers, many households strictly obey tax declaration and payment to the state.

According to the Viet Yen- Hiep Hoa inter-district taxation team, this agency collected nearly 500 million VND (19,410 USD) from rental housing taxes in 2023, nearly 4 billion VND (155,278 USD) in 2024 and 1.6 billion VND (62,112 USD) in the first 2 months 2025.
Although the rental housing business is robust again, you should take careful consideration before investing in this business line because construction materials are highly increasing when real estate prices are unstable.
A number of social housing projects are being implemented in the province. Besides, rental housing business requires conformity to the security, order and firefighting regulations.
Meanwhile, building standard firefighting systems requires big investment; thus those who are not financially strong should take careful consideration before investing in this business type.
