Bac Giang focuses on construction to soon put social housing projects into use

The social housing project for workers in Chien village, Noi Hoang commune (Yen Dung district) is invested by the joint venture of Fuji Company Limited and VINACO Investment and Construction Joint Stock Company. The project includes 10 blocks with 2,462 apartments (each apartment of 27.6-55.7sq.m). Nine out of 10 blocks have been completed together with other items. When the whole project is completed, it will accommodate about 10,000 workers.

With the goal of ensuring accommodations for 12,000 workers, on March 31, 2021, the provincial People's Committee approved a plan to invest in a social housing project in Nenh township (Viet Yen district).
The project is invested by the joint venture between Saigon - Hai Phong Industrial Park Joint Stock Company and EVERGREEN Bac Giang Sustainable Development Investment Joint Stock Company with a scale of 10 20-storey buildings. In the immediate future, the investor will build two buildings CT1.1 and CT1.2.

According to the Department of Construction, the province currently has 12 social housing projects, including 10 for workers and two for other social groups with a total land area of about 42.4 ha housing 17,679 apartments and 117 private houses.
Creating consensus in site clearance, ensuring right beneficiaries
The process of implementing social housing projects encountered some problems, especially in terms of site clearance. For example, the Van Trung social housing project in Van Trung commune (Viet Yen district) has been implemented by FuGiang Co., Ltd since 2017 but until now, compensation for site clearance of only 9 out of 16.7 ha has been paid.
By 2025, Bac Giang strives to solve 80 percent of demand for social housing for workers in industrial zones and clusters, with about 339,000 people. In its orientation to 2030, the province will solve 90 percent of the need for social housing for workers, equivalent to 687,000 people. |
Another example is the housing project for workers in the Dinh Tram Industrial Park (Viet Yen) implemented by Vuong Vi Co., Ltd. According to the approved investment policy decision by the end of the fourth quarter of 2018, the project completed and put into operation three 6-storey buildings, market and technical infrastructure.
By 2020, the entire project was completed and put it into use. However, currently, the investor has only paid the compensation for site clearance of 0.59ha out of 2.9ha, meaning just 27 out of 92 households received money. The remaining households disagree with the approved prices…
In order to speed up the settlement of workers' accommodations, the provincial Department of Construction proposed the People's Committees of Viet Yen and Yen Dung districts identify the site clearance for social housing projects for workers as a key task. They were urged to coordinate with investors of social housing projects to make specific site clearance plans for each project.

Investors need to focus resources to soon put their projects into operation. Particularly, FuGiang Co., Ltd. should urgently complete a dossier to adjust the feasibility study report on investment in building the Van Trung social housing project at the request of the Ministry of Construction.
The joint venture of Saigon - Hai Phong Industrial Park Joint Stock Company and EVERGREEN Bac Giang Sustainable Development Investment Joint Stock Company was asked to strive to put the CT1.1 and CT1.2 buildings of the social housing project in Nenh township into use in 2022.
